Stephanie Smith and Selena Baltazar-Hill in a federal mortgage fraud scheme.
Based in Plano, Texas, Espinosa and her associates, from Midlothian and Dallas,
Texas, respectively, targeted properties in pre-foreclosure and convinced
homeowners to list their properties for sale. However, they allegedly submitted
falsified documents—fake purchase agreements and altered proof-of-funds letters—to
financial institutions to halt foreclosure proceedings.
Their fraudulent activities reportedly involved at least 88
properties, with sales exceeding $8 million, generating approximately $390,000
in commissions and fees. The financial institutions affected suffered losses
totaling more than $2.5 million. Hearing about this type of exploitation is
both heartbreaking and infuriating because it betrays the trust that homeowners
and institutions place in real estate professionals.

reminder of how one person’s actions can tarnish the reputation of an entire
