Great news for everyone in Kendall! The Greenery Mall, also known as Dadeland Square, has a new owner. Located at 7700 N. Kendall Dr., this well-known spot has been acquired by Dadeland Greenery LP from Cofe ZM Dadeland LLC for $58 million.
Greenery Mall Redevelopment Plans
So, what does this mean for the mall? The new owners have some exciting plans in store. They aim to make the mall even more lively and attractive for both current and new tenants.
Situated on Kendall Drive and the Palmetto Expressway, just west of Dadeland Mall, it’s a prime spot for growth and development.
This redevelopment could also bring more traffic to Kendall. While the potential for increased congestion, especially with a charter school across the street, is a concern, the improvements to the mall could still benefit the community and might even help boost home values in the area.
Potential Impact on Home Values
Why could this boost home values? A revitalized and vibrant mall can make the neighborhood more desirable by providing convenient shopping, dining, and entertainment options. Improved amenities and an attractive, well-maintained commercial area often make the surrounding residential areas more appealing to potential buyers.
Currently, the mall's appearance is quite dated and dingy inside, with a need for a modern vibe. The woodsy ceilings make one feel like they’re entering a wilderness lodge, minus the stuffed moose or bear heads on the walls.
A fresh, contemporary redesign could significantly enhance the mall's appeal and, in turn, positively impact the surrounding community.
Historical Significance and Future Plans
The Greenery Mall spans 8.38 acres and features 129,585 square feet of street-level retail space, along with an eight-story office building offering an additional 84,913 square feet.
It was one of the first mixed-use projects in South Florida and was ahead of its time when established in the late 1980s. Some of the initial retailers included major names like Publix, Marshalls, and various specialty stores that catered to the growing Kendall area.
Additionally, the mall is located within the Kendall SMART Plan Mixed-Use Corridor and the Rapid Transit Activity Corridor. These designations mean the area is set to support a mix of residential, commercial, and transit-oriented developments, making it easier for people to live, work, and shop in the same area. The proximity to the Dadeland South Metrorail Station and the South Dade TransitWay Bus Terminal enhances its accessibility, encouraging more use of public transportation and potentially easing some of the traffic concerns.
The goal is to make the mall an even better place for everyone by bringing in a mix of exciting, modern retailers, restaurants, and entertainment options.
