As someone who's committed to the real estate profession full-time, I strongly believe in the importance of personally attending every showing instead of just relying on lockboxes to show a property. Let me tell you why I feel this way.
The Role of Electronic Lockboxes

I found it fascinating when electronic lockboxes started appearing in the Miami-Dade real estate scene between 2008 and 2010, right in the midst of the foreclosure crisis.
During that tumultuous time, risky lending practices, the proliferation of subprime mortgages, and housing speculation caused a housing bubble that eventually burst, leading to widespread foreclosures and financial chaos.
In Miami-Dade, Florida like in other hard-hit states such as Nevada, Arizona, and California, we felt the impact deeply. Home prices plummeted, and foreclosures soared due to speculative real estate practices and an overreliance on subprime lending.
During that time, these properties encountered significant hurdles, such as the looming threat of vandalism or theft. I have clear memories of handling foreclosures and short sales during that era.
Stepping into these properties often meant discovering that not only were kitchen appliances stripped away, including the sink, but also finding the air conditioning units missing was a common occurrence. Some homes even turned into hotspots for
squatters and unlawful activities, exacerbating the challenges faced by the already struggling neighborhoods.
To tackle the security issues surrounding foreclosed homes, banks and investors started requiring
Realtors to use electronic lockboxes. Soon, they became a standard requirement for listing properties by the Miami Realtors Association members.
These electronic lockboxes revolutionized access control. With a simple click on a cell phone, the lockbox would open, while simultaneously sending data to the listing agent about who entered, when, and for how long. It was like magic, thanks to technology.
While electronic lockboxes offered enhanced security and detailed tracking, they couldn't replace the personalized service that's crucial in real estate. They lack the human touch and immediate communication that happens during an in-person showing. Despite their advantages, they're just one tool in the Realtor's arsenal, not a replacement for genuine interaction.
Building Personal Connections
One of the main reasons I avoid using lockboxes is the opportunity to personally meet and interact with both the buyer and their agent. This face-to-face interaction is invaluable. It allows me to gauge the seriousness of the buyer, understand their specific needs, and establish a rapport that can significantly influence the negotiation process.
By being present, I can offer immediate answers to any questions that arise, provide additional context about the property, and highlight unique features that might otherwise be overlooked. This personalized approach not only enhances the buyer’s experience but also fosters a sense of trust and professionalism.
Showcasing the Property’s Best Features

Every property has unique features that may not be immediately apparent to an untrained eye. As the listing agent, I am intimately familiar with the property and can highlight these features effectively during a showing. Whether it’s a hidden storage space, a newly renovated kitchen, or energy-efficient appliances, I can ensure that potential buyers see the full value of the home.
Lockboxes, on the other hand, leave the task of showcasing these features to the buyer’s agent, who may not be as familiar with the property. This can result in missed opportunities to impress buyers and showcase the home’s full potential.
Immediate Feedback and Adaptation
Another advantage of being present at showings is the ability to receive immediate feedback from buyers and their agents. This feedback can be invaluable in understanding what aspects of the property appeal to buyers and what areas might need improvement or clarification. It allows me to make real-time adjustments to my selling strategy and address any concerns on the spot, increasing the chances of a successful sale.
Professional Representation
A key aspect of my role as a Realtor is to represent my clients professionally and effectively. By being present at showings, I can ensure that the property is presented in the best possible light. I can also handle any unexpected situations that might arise, such as answering technical questions about the property or its neighborhood, providing additional documentation, or resolving scheduling conflicts.
The Convenience Factor
That said, I do recognize that lockboxes offer a level of convenience, especially in situations where I am unable to be present due to an emergency, a scheduling conflict, or if I am out of town. In these cases, having a lockbox ensures that showings can still proceed without significant delays, maintaining the momentum necessary for a successful sale. However, I view this as a fallback option rather than the norm.
While electronic lockboxes offer a level of security and convenience, they do not replace the personalized service that comes with attending showings in person. By being present, I feel that I can build stronger connections with buyers, showcase the property’s unique features, receive immediate feedback, and maintain professional representation.
